What is a gas safety certificate?

A CP12 certificate is a document that proves that your property complies with Gas Safety Regulations. 

Renewed yearly, it's issued by a qualified gas engineer. As a Landlord you "must" have a CP12 certificate for each property you rent out and you must provide the tenant with a copy, as the landlord it's your responsibility to ensure gas appliances are maintained and serviced regularly. 

A valid CP12 certificate is required to show checks have been done by a registered gas safe engineer. Not having one is breaking the law and puts people's lives at risk.

What is included in a gas safety inspection?

During a boiler inspection, our qualified gas engineers will conduct a thorough assessment of all aspects of the boiler, including the flue, burner, controls, and other associated parts. 

One essential element of the inspection is the boiler flue test, which ensures that the boiler operates safely and efficiently. A gas analyzer is the most commonly used tool to test the flue, measuring the levels of Carbon Monoxide (CO) and other gases in the flue gas. Based on the test results, our engineers will determine whether your boiler requires any repairs or adjustments to ensure it operates safely and efficiently. 

By conducting a boiler flue test, we can provide you with a gas safety certificate to prove that your boiler is safe and compliant.

How long is a gas safety certificate valid for?

Do I need a carbon monoxide alarm in my property?

In the UK, carbon monoxide alarms are usually placed near potential sources of carbon monoxide, such as gas boilers or cookers. These alarms are designed to detect the presence of carbon monoxide gas, which can be produced by faulty gas appliances. If the alarm detects a CO leak, it will sound to warn you. It's important to note that carbon monoxide is a silent killer, as it has no smell, taste or colour.

From 1 October 2022, amendments to UK regulations have made it mandatory for landlords to ensure that a carbon monoxide alarm is installed in any room used as living accommodation that contains a fixed combustion appliance (excluding gas cookers). Failure to comply with this requirement can result in a fine of up to £5,000 imposed by local authorities through a remedial notice.

For peace of mind, you can buy a certified carbon monoxide alarm from most hardware stores. The British Standards Institution (BSI) is a recognised body that certifies alarms. It's important to know what to do if your carbon monoxide alarm sounds. If the light turns red, it means that carbon monoxide has been detected, and you should open a window and leave the property immediately. How long does a safety inspection take?

The length of time needed for a commercial gas safety inspection may vary depending on factors such as the size of the property and the number of appliances that require inspection. Typically, a commercial gas safety inspection may take anywhere from 1 to 4 hours on average.

What happens if a safety issue is found during an inspection?

Broughton Building Services takes gas safety seriously. During a gas safety inspection, if our Gas Safe registered engineer identifies a safety issue, we will inform the owner and provide recommendations for necessary repairs or upgrades to bring the property up to compliance with UK laws.
